On ImmoScout24 or WG-Gesucht, landlords skim dozens of messages and invite the ones that look complete and low-risk. This short structure — who you are, what you earn, when you can move — is what gets viewing invitations.

The German template

Replace everything in [square brackets] with your details.

mit großem Interesse habe ich Ihre Anzeige für die Wohnung in der [Straße] gesehen.

Kurz zu mir: Ich bin [Alter] Jahre alt, arbeite als [Beruf] bei [Arbeitgeber] (unbefristet, Nettoeinkommen ca. [Betrag] €/Monat) und suche eine Wohnung ab dem [Datum]. Ich bin Nichtraucher, habe keine Haustiere und lege Wert auf ein gutes, ruhiges Mietverhältnis.

Alle Unterlagen (Gehaltsnachweise, SCHUFA-Auskunft, Mietschuldenfreiheitsbescheinigung) kann ich sofort vorlegen.

What it says in English

Dear [name],

I saw your listing for the apartment on [street] with great interest.

Before you send it

  • Have the document set ready as one PDF: last 3 payslips, SCHUFA-Auskunft, ID, and (after your first German tenancy) a Mietschuldenfreiheitsbescheinigung.
  • No German payslips yet? An employment contract + employer letter works — mention your start date and salary.
  • Reply fast: listings in big cities often close within hours.
  • Never transfer money before signing a contract and seeing the apartment — deposit scams target newcomers.
